Title Insurance, Abstracts, and My Journey Back Home

Well after many years I finally found my way home.  It wasn’t without many twists and turns and all kinds of “excitement” that got in the way.  My journey to finding the perfect place to plant my flag and call home is quite the doozy.  So I’m going to share some things that I have have discovered throughout my experience.

I’m able to enjoy being back in Jersey now. I have lots of hobbies and thoughts on things from all aspects of life, but I really want to address a couple of points that I wish I had known when I started.  So hopefully you find it as informative as I do


There is no doubt that when you go through the process of buying a home, you want to have an experience that is straightforward and as simple as possible. In an effort to make the most out of this process, you will want to take a moment to look over the basics that go into this process so you can ensure that you know what to expect.


During this time, the deposit is made into escrow and the sales contract will be signed. It is during this time that your Real Estate agent will take a moment to obtain the title. This process can take a little time and if possible, you will want to be sure that you have all the information necessary to expedite this request.

Next, after the order is done, previous years taxes will be gone through to ensure that they are all are current and there are no past due items. Along with this, information on loan payoffs, homeowner associations and other items will be dealt with.

It is during this time that a search will be done to help ensure that there are no outstanding liens on the home that will need to be addressed before the sale of the home can go through.


This means that a title search will need to be done through all the public records.

During this time, you are going to find that a number of items can potentially come up from basic judgments, to divorce settlements and other items that could potentially stop your sale. However, if it comes back clean, you will be another step closer to having the home of your dreams in no time at all.

Once that is done, the title insurance underwriter will be provided with the results and will prepare a title commitment and it will be provided to both the title and the lender.

When this is done, a closing attorney will often be brought in to ensure that all the legal owners and buyers have had their needs met and everything is done according to the letter of the law. If there are any debts against the property, the attorney will make a note of them and will have them addressed as needed.


The closing attorney will then begin to prepare the documents that need to be legally filed. This will include deeds, bills of sales and other items that will need to be recorded for the sale.

This is then certified by the court.

At that time, you are going to have the final closing documents to go through. It will be during this time that you are going to find that things become a bit easier to handle. The official move in date and ownership record will be recorded and from there, you will be able to move into your new home.

As you can clearly see, there is a bit that goes into this process, but when it is done properly, there will be no concerns with the overall handling of your property and you will find that in general, you are going to be satisfied with the end result.
